CARLY W

I have exchanged on the sale of my house. It has been a bumpy road causing a number of anxieties along the way.

I could not have done it without Paul.

He took on my house after the first lockdown.

Paul was incredibly helpful when it came to selling my property. He is very friendly and very approachable. He is proactive and managed to sell my property very quickly at asking price. He works incredibly hard and I trusted him throughout the process. I would highly recommend Paul and will definitely use him again in the future!

Paul has been great throughout, definitely the best agent I have ever dealt with. There is no waffle, he gets straight to the point and highly motivated. We sold quickly and he has been on hand to answer any questions since. One thing we like about Paul is that he seems to be a genuine nice guy too, without the usual pushy salesman approach. If …

Paul is an honest and diligent estate agent. He worked tirelessly to sell not one, but three properties and aid with the purchase of one, simultaneously. He kept us all in the loop throughout the process and dealt with the purchasers’ queries quickly.

I cannot praise or thank him enough for …

Why choose eXp?

Selling a property can be an exciting, nervous and exhilarating experience. Whichever way it goes, I’m on hand to help you every step of the way.

I’ll visit you in your property, free of charge, advise you on the best way to market your home to get the best price and help with the correct asking price, based on your own personal circumstances.

After that, I’ll prepare the details and photos and add your property on Rightmove & Zoopla as well as tap into my mailing list of buyers to help you to secure a buyer at the best price possible. I’ll help you with booking viewings, negotiating offers to maximise your price and, as you’d expect from a personal estate agent, we’ll help with seeing the sale all the way through, to the day you hand over the keys.

We sell all types of property, and because I’m powered by eXp UK, I don’t have to worry about the technology or property portals, allowing me to concentrate on what I do best, which is to sell houses.

#HomeSellerTip Pet smells can really put buyers off… here are three things you can do to make sure your home is always smelling nice even when you have fur buddies.

Downsizing is becoming increasingly popular and can often make practical and financial sense if your home is too big or is too costly to run

🏠 If you’re looking to move into a smaller home, here are 5 things to consider:

👀 Look to the future: You need to look at exactly what you’ll need, so consider location, amenities, ‘hobby’ rooms and space for when family come to stay.

♻ Declutter: Be ruthless and donate or sell off things you know you won’t use. Don’t sit on the fence and take stuff with you – you’ll only end up cluttering up your smaller space.

📏 A good fit: Measure the furniture you’re taking and also the rooms they’ll be going into. There’s nothing more frustrating than carting it all to your new home only to find it doesn’t fit.

🛋 Move around: With less room to experiment with, be prepared to rearrange the furniture you have a lot until it feels right for you.

🍷 Housewarming: Once things are set the way you want them, get your loved ones around for dinner or drinks. Having the people around you that are the most important in your life will put you at ease straight away.

#DesignTips If you have a room with a fireplace in it then this is the ideal time of year to make a lovely feature of it.

What is home equity? This is a question we get asked a lot.

Home equity is the difference between what you owe on your mortgage and the current value of your property. In simple terms, equity is how much of your home that you “own”.

Do you know how much equity you have in your home?

It can be a great financial tool that you can use to help pay for big expenses like a home renovations, high-interest debt consolidation or other expenses. If you need a large amount of cash, you may want to consider borrowing some of the equity you have built up in your home.

The first night in your new home is mega exciting. Don't forget to pack a few easy to reach essentials in a bag to make it go smoothly.

Things to include are:

✔️ Cutlery

✔️ Snacks

✔️ Toilet Paper

✔️ Toiletries

✔️ Bottled water

✔️ Cleaning wipes

✔️ Batteries

✔️ Sheets and pillows for the beds

✔️ Trash bags

✔️ First aid kit

What would you pack for the first night in a new house?

Hello Autumn, we've been expecting you. Time to look out our cosy sweaters and snuggle up with a hot cuppa!

September is still a great time to purchase a property as there is less competition and you still have time to get into your new home before Christmas Day.

At this time of year serious buyers are motivated to purchase properties quickly before the busy holiday season and bad weather set in. September can be the perfect time to sell.

It's important to hire an Estate Agent who showcases their listings using the best professional photography because good marketing will lead to a great offer.

#HomeStagingSecrets September can be a great time of the year for changing up your decor- switch out your cushions, add a throw and use scented candles that remind you of Autumn.

#HomeSellingFact September is traditionally one of the busiest times of the year for the property market. Potential buyers have returned from their Summer holidays and children have mostly returned to school.

Decorating your home at this time of year can be so much fun… here are a few ideas to help transform your space this Autumn:

🍂 Add Cozy Textiles

When it comes to autumn home decor, adding cozy textiles is a must. Think warm blankets, fuzzy pillows, and soft throws in rich seasonal colors like burnt orange, deep red, and golden yellow. These items can be layered on furniture or draped over the back of a chair for an inviting look that will make any room feel instantly cozier.

🍂 Light Some Candles

Candles are another great way to add warmth to your home during the fall season. Try opting for scented candles with scents like pumpkin spice, apple cider, or cinnamon to create an inviting atmosphere throughout your home. You can also display them in decorative holders for a festive touch.

🍂 Bring in Nature

The changing leaves of autumn provide the perfect opportunity to bring nature indoors with some natural elements like branches, pinecones, and acorns. Place them in vases or glass jars for a rustic look that will add a touch of nature to any room in your home.

🍂 Decorate with Pumpkins

Pumpkins are synonymous with autumn decorating and there are so many ways to use them around the house! From painting them with seasonal designs to displaying them as part of a centerpiece on your dining table, pumpkins are sure to add a touch of festive cheer throughout your home this season.

🍂 Hang String Lights

String lights are another great way to bring some extra warmth into your home during the cooler months of autumn and winter. Hang string lights around windows or doorways for an inviting glow that will brighten up any space in your home!
